Site Evaluation and Existing Issues
A local horse farm owner near Delmar, Maryland was facing a land management problem that had quietly grown out of control over the years.
Â
Overgrowth, storm damage, and relentless encroachment had overtaken the property’s fencing — and the consequences were more than cosmetic.
Â
The vegetation had grown so dense around the fence lines that the landowner’s electric fencing was grounding out and completely unusable, putting her five horses at risk. Briars and overgrown brush along the road entrance had encroached to the point of scratching passing vehicles. With extensive fencing throughout the property and no clear access on either side, routine maintenance had become nearly impossible.
Â
This is a situation Tri-State Land Management sees often — land that starts manageable but, without the right equipment and consistent attention, eventually overtakes the owner.
Our Solution
Tri-State Land Management mobilized for a multi-day operation to reclaim the property.
Â
The work included:
Â
- Road entrance clearing — Removed low-hanging branches and pushed the overgrown tree and briar line back approximately 20–25 feet, eliminating vehicle damage and opening up a clean, welcoming farm entrance.
- Fence line restoration — Cleared encroaching growth from both sides of the fence lines across the property, restoring full accessibility for the landowner to inspect and maintain her fencing.
- Electric fence rehabilitation — By removing the grounding vegetation, the electric fencing was restored to full functionality, securing the horses once again.
- Storm damage cleanup — Addressed accumulated storm debris throughout the property.
Â
The cleared entrance created enough usable space that the landowner chose to extend her split rail fence.
Project Outcome
The landowner was, in Fred’s words, “absolutely ecstatic.” She regained full access to her fence lines, restored her electric fencing, and transformed an overgrown entrance into an attractive, functional gateway to her farm. A property that had been slowly losing ground to nature was brought back to what it was always meant to be.
